How much does a boiler replacement cost in New York and New Jersey?
Prices last checked
A standard gas boiler replacement installs for $4,500 to $12,000 and a condensing boiler for $5,000 to $16,000, installed and before rebates. The table prices each kind of job we track, with the page, the date and the kind of source behind every number. These are published ranges for the New York and New Jersey area, not quotes.

| Oil-to-gas boiler conversion (boiler, gas connection, tank removal) | $10,000 to $25,000 | 2 |
Installed, before incentives. The data has no regional factor for this job, so there is one band for the New York and New Jersey area; the sources below show which region each price was read for. Prices last checked October 30, 2026. These are ranges, not quotes.
Compared with a heat pump
A condensing gas boiler at $5,000 to $16,000 compares with a cold-climate heat pump at $11,000 to $19,000 (ductless, whole home, 1,500-2,500 sq ft) or $14,000 to $22,000 (ducted, medium home) before incentives; the heat pump also cools, and neither heat pump band includes new radiators or air-to-water hydronic work, which the heat pump file does not price.

How the ranges are built
- Gas boiler, standard efficiency (non-condensing), 80k-150k BTU Low is $4,500, the floor shared by the NY statewide hot-water guide and the national This Old House range; high is $12,000, the top of the NYC contractor standard-boiler range, the Brooklyn/Queens guide and the Westchester gas-boiler range. The NJ guides' $3,000-$3,500 floors are left out because they price a small 2-3 bedroom home; the NJ $9,000-$10,000 highs sit inside. Note: 1 price row from an unidentified, undated contractor page was removed from this band's evidence; the band was set before that and its figures are unchanged, so they now rest on the 7 remaining rows.
- Gas boiler, high-efficiency condensing (95%+ AFUE) Low is the $5,000 floor both NJ guides use; high is the top of the NYC contractor condensing range ($16,000). NJ highs ($12,000-$15,000) and the national mod-con and Fixr ranges ($10,000-$11,000) sit inside. The NYC floor is $8,000, so a typical NYC condensing job is nearer the upper half. Note: 1 price row from an unidentified, undated contractor page was removed from this band's evidence; the band was set before that and its figures are unchanged, so they now rest on the 4 remaining rows.
- Oil-to-gas boiler conversion (boiler, gas connection, tank removal) Low is $10,000, the floor of both the NYC contractor page and the Long Island estimator; high is the Long Island $25,000 (NYC contractor tops out at $22,000). The NJ add-on of $2,000-$6,000 on top of a $5,000-$15,000 condensing boiler lands at $7,000-$21,000, which is why the low is a judgement above it. Only two sources price a complete conversion. Note: 1 price row from an unidentified, undated contractor page was removed from this band's evidence; the band was set before that and its figures are unchanged, so they now rest on the 2 remaining rows.
What moves the price
- Condensing adds cost: moving from non-condensing to condensing usually adds $1,500 to $4,000 when new venting and a condensate drain are needed. Source
- Fuel conversion: oil-to-gas adds $2,000-$6,000 in NJ if a new gas line or tank removal is needed; on Long Island a gas service connection runs $0 to $5,000+ and tank removal $1,000 to $5,000+. Source
- Size: going from 80k-100k BTU to 120k-150k BTU adds roughly $800-$2,500 to the equipment price, and units above 150k BTU often need larger venting and more labour. Source
- Location: one guide prices Manhattan at $7,000-$14,000, Brooklyn and Queens at $6,000-$12,000 and Long Island at $5,500-$11,000. Source
Rebates
No downstate New York rebate for this gas or oil equipment was confirmed. Con Edison, National Grid and PSEG Long Island were checked, and what we could not confirm is listed below.
Treat "open" as listed and not publicly paused, and confirm with the program or your installer before counting on a rebate.
- NJNG high-efficiency furnace and boiler rebate Up to $1,750 for the highest-efficiency models (combi at 97% AFUE or higher); $900 for a furnace at 95% AFUE. Equipment must be bought and installed by 2027-06-30; applications within 120 days; not for new construction or replacing existing condensing equipment. No boiler-specific amount below the $1,750 top tier was stated; boiler qualification line is 97% AFUE or higher. Status: open. Paid by New Jersey Natural Gas. - South Jersey Gas and Elizabethtown Gas high-efficiency heating rebate Both utilities' pages say up to $1,750 in rebates for upgrading to a high-efficiency heater or water heater, with 0% APR on-bill financing at South Jersey Gas. Equipment-level amounts and AFUE minimums are on the programs' own sites (sjgsaveenergy.com, etgsaveenergy.com), which were not opened. Status as read: listed, amounts per equipment not confirmed. Elizabethtown Gas page https://www.elizabethtowngas.com/rebate-offers carries the same $1,750 line, read the same day. Status: unknown. Paid by South Jersey Gas; Elizabethtown Gas. What we could not confirm
- No installer price page was found for a gas boiler in NYC (other than one weak pages.dev contractor page), on Long Island (All Island Comfort publishes no prices) or in Westchester/Rockland/Hudson Valley beyond one marketing guide; most NJ rows are lead-generation or estimator sites, and two of them (Pick Comfort) are the same publisher.
- HomeAdvisor, Angi, HomeGuide, Forbes Home and Modernize boiler pages returned 403 or 404 and were not used; no NY- or NJ-localized pages from them could be confirmed.
- No usable Reddit or forum quote with stated location and year: a HeatingHelp NJ steam-boiler thread (2020) had prices removed by a moderator, and a BigPockets Edison NJ oil-to-gas thread had no dollar figures. Zero quote-sample rows.
- Dollar amounts for oil-to-gas conversion in NJ are only an add-on figure from one guide; no full NJ conversion price was confirmed. Con Edison and National Grid downstate gas boiler rebate amounts were not confirmed (National Grid upstate says its HEHE rebate no longer accepts applications; Con Edison's tool page is closed).
- PSE&G HVAC Instant Rebate amounts and SJG/ETG equipment-level amounts were not published on the pages opened; NJ Clean Energy's current residential page returned 404.
- Prices do not separate 80k from 150k BTU, steam from hot water in NJ, or permit fees; sources do not state whether chimney lining is included.
