## Compared with a heat pump

> A 95%+ gas furnace at $5,000 to $11,000 compares with a ducted cold-climate heat pump at $9,500 to $16,000 (small home) or $14,000 to $22,000 (medium home) before incentives, but the heat pump also replaces the air conditioner, and AskDoss prices a furnace-plus-AC pair at $8,000 to $13,000 in NJ and $8,000 to $14,000 in NY.

## How the ranges are built

- **Gas furnace, 80% AFUE, 60k-100k BTU** Low is the $3,500 floor that the NY and NJ statewide guides and the South Jersey installer share; high is the top of the NYC contractor 80% range ($7,500), matching the NY statewide $7,000. The $2,500-$4,000 rows (Pick Comfort, North NJ HVAC) sit below the floor and are treated as low outliers; Westchester and NJ highs of $8,500-$10,000 cover every-efficiency ranges. Note: 1 price row from an unidentified, undated contractor page was removed from this band's evidence; the band was set before that and its figures are unchanged, so they now rest on the 7 remaining rows.
- **Gas furnace, 95%+ AFUE condensing, 60k-100k BTU** High is $11,000, the top of the NYC contractor range and above the South Jersey installer's $10,000 'or above'. Low of $5,000 is a judgement between the NJ scenario ($4,500) and the NYC floor ($6,000); the South Jersey installer's floor is $7,500, so a straight 95% swap with existing venting is nearer the bottom and a new-PVC job nearer the top. Note: 1 price row from an unidentified, undated contractor page was removed from this band's evidence; the band was set before that and its figures are unchanged, so they now rest on the 4 remaining rows.

## What moves the price

- Condensing furnaces need PVC intake and exhaust plus a condensate drain, which pushes a 95%+ job to $7,500-$10,000 or more from a South Jersey installer against $4,500-$7,000 for a mid-range unit. [Source](https://www.onehourheatandair.com/turnersville/about-us/blog/2026/august/furnace-replacement-cost-south-jersey/)
- Stages and blower: two-stage operation adds roughly $500-$1,500 and variable-speed roughly $1,500-$3,000 or more. [Source](https://www.onehourheatandair.com/turnersville/about-us/blog/2026/august/furnace-replacement-cost-south-jersey/)
- Capacity: South Jersey homes typically need 60,000-120,000 BTU, from about 60,000 for a well-insulated 1,600 sq ft ranch to 100,000+ for a drafty 2,500 sq ft colonial. [Source](https://www.onehourheatandair.com/turnersville/about-us/blog/2026/august/furnace-replacement-cost-south-jersey/)
- Scope bundled into the price: a 95% AFUE two-stage job that also replaces the thermostat and seals ducts is priced at $4,500-$7,000 against $2,500-$4,000 for a basic like-for-like 80% swap. [Source](https://northnjhvac.com/pseg-furnace-replacement-cost-savings-options/)
- Location: Westchester gas furnace swaps range $3,800-$10,000 with a county average near $5,500, and NYC contractor pricing starts at $4,000 for 80% and $6,000 for 95%. [Source](https://trustedlocalcontractors.com/blog/how-much-does-hvac-cost-westchester-county)

## Rebates

No downstate New York rebate for this gas or oil equipment was confirmed. Con Edison, National Grid and PSEG Long Island were checked, and what we could not confirm is listed below.

Treat "open" as listed and not publicly paused, and confirm with the program or your installer before counting on a rebate.

- **NJNG high-efficiency furnace and boiler rebate** Up to $1,750 for the highest-efficiency models (combi at 97% AFUE or higher); $900 for a furnace at 95% AFUE. Equipment must be bought and installed by 2027-06-30; applications within 120 days; not for new construction or replacing existing condensing equipment. No boiler-specific amount below the $1,750 top tier was stated; boiler qualification line is 97% AFUE or higher. Status: open. Paid by New Jersey Natural Gas. [Source: NJNG, Energy Tips for Home Owners, read 2026-10-30](https://www.njng.com/save-energy-money/energytips-home.aspx)
- **South Jersey Gas and Elizabethtown Gas high-efficiency heating rebate** Both utilities' pages say up to $1,750 in rebates for upgrading to a high-efficiency heater or water heater, with 0% APR on-bill financing at South Jersey Gas. Equipment-level amounts and AFUE minimums are on the programs' own sites (sjgsaveenergy.com, etgsaveenergy.com), which were not opened. Status as read: listed, amounts per equipment not confirmed. Elizabethtown Gas page https://www.elizabethtowngas.com/rebate-offers carries the same $1,750 line, read the same day. Status: unknown. Paid by South Jersey Gas; Elizabethtown Gas. ## Furnace replacement cost by area

Each area page prices the same jobs for that region and lists the rebates and towns for it.

- **Long Island** Nassau and Suffolk counties. [furnace replacement cost on Long Island](https://thehvacindex.com/furnace-replacement-cost/long-island)

## What we could not confirm

- No NYC or Long Island installer was found that publishes a furnace price on its own page (All Island Comfort publishes none); the NYC rows are one weak pages.dev contractor page. The only installer-authored NJ price page is One Hour Turnersville (South Jersey).
- HomeAdvisor, Angi, HomeGuide, Forbes Home, Modernize, Carrier and Fixr furnace pages returned 403 or 404 and were not used; The Furnace Outlet (an NJ retailer with several NJ furnace cost posts) timed out or returned 404 and was not used.
- No Reddit or forum quote with stated location and year was found; zero quote-sample rows.
- Prices by BTU (60k vs 100k) were not published by any NJ/NY source; the 60k-100k scope is inferred from the installer's 60k-120k sizing note.
- Con Edison, National Grid and PSEG Long Island furnace rebates were not confirmed (PSEG LI's rebate page lists no furnace rebate; National Grid upstate HEHE is closed). PSE&G instant-rebate amounts were not published on the page opened; NJ Clean Energy's page returned 404.
- Whether quotes include duct modification, gas-line resizing, chimney lining or permits is not stated by most sources; 'ducts existing' is assumed.
